About This Course

The Quantity Surveying Online Degree Pathway is a two-stage programme comprising the SEG Awards Level 4 Diploma in Quantity Surveying and the SEG Awards Level 5 Diploma in Quantity Surveying, both awarded by Skills and Education Group Awards and regulated by Ofqual. Together, the two diplomas cover the academic content of Years 1 and 2 of a UK bachelor's degree in Quantity Surveying and Commercial Management, delivered entirely online with no timed examinations.

Year 1 (Level 4) covers the six foundational disciplines of the built environment: Construction Economics, Construction Law, Construction Technology for residential buildings, a Design Project, Measurement 1 (surveying and elemental quantities), and Organisation and Management. Year 2 (Level 5) builds on these foundations with six advanced units: Construction Management, Construction Technology 2 for complex buildings, Contract Practice (procurement, JCT and NEC contracts, final accounts), Financial Management 1 (tendering, cost planning, unit rates), Measurement 2 (complex buildings and M&E services to NRM standards), and a capstone Quantity Surveying Project integrating all commercial and technical competencies.

Assessment is 100% by written assignment and portfolio for each of the 12 units. There are no exams, no timed tests, and no campus attendance required. Learners receive detailed tutor feedback on every submission, with resubmission supported where needed. Units are graded Pass, Merit, or Distinction. The average completion time for the full two-year pathway is 18 months to 24 months, and you can start at any time of year.

On successful completion, learners are positioned to apply for Year 3 (the final top-up year) of a RICS-accredited BSc (Hons) Quantity Surveying at a UK university. Universities currently accepting applicants with Level 4 and 5 QS diplomas for top-up entry include London South Bank University, Leeds Beckett University, and Northumbria University. Once a full honours degree is in hand, the path to Chartered Surveyor (MRICS) status runs via the RICS Assessment of Professional Competence (APC).

What You'll Study

The pathway runs across two years and 12 units. Level 4 delivers Year 1 of the degree: construction economics, law, technology, design, measurement, and management. Level 5 delivers Year 2: construction management, advanced technology, contract practice, financial management, measurement, and a capstone QS project.

12 units totalLevel 4 + Level 5No examsBSc (Hons) progression
L4-01Construction Economics
Level 4 — 20 credits

Examine the macroeconomic and microeconomic environment in which the UK and international construction industry operates, applying supply and demand analysis, price theory, and value concepts to construction procurement markets. You evaluate the financial structures of construction businesses, from sole traders and partnerships to listed contractors and project companies, and develop practical competence in preparing and interpreting financial reports: budgets, cash flow statements, profit and loss accounts, and balance sheets. This unit establishes the economic literacy expected of a graduate quantity surveyor in a commercial management role.

L4-02Construction Law
Level 4 — 20 credits

Study the legal frameworks that govern the design, procurement, and delivery of construction projects in England and Wales, covering contract law, the law of torts, and property law. You apply each area of law to realistic construction scenarios, assess the rights, duties, and liabilities of clients, contractors, consultants, and subcontractors in dispute, and develop the ability to produce structured legal analyses and advice. The unit builds the foundational legal competence that underpins RICS professional practice requirements and dispute resolution work.

L4-03Construction Technology 1
Level 4 — 20 credits

Investigate the materials, building techniques, and regulatory context of low-rise residential construction. The unit covers the process of site investigation and how subsoil conditions influence substructure design, the performance characteristics of structural, facing, and finishing materials, building services installations including heating and drainage, the requirements of the Building Regulations, and the sustainability and low-carbon imperatives shaping contemporary residential design. The unit provides the technical knowledge base required for measurement, specification, and cost planning in residential projects.

L4-04Design Project
Level 4 — 20 credits

Apply multi-disciplinary construction knowledge to the development of a residential scheme on a prescribed site, working through the stages of a real design and cost management process. You prepare a feasibility study and design brief, develop a scheme design using digital tools, produce technical drawings and specifications of materials and workmanship, and integrate the professional roles, project management decisions, and documentation flows of a construction project team. The unit develops the client-facing advisory and project coordination skills central to quantity surveying practice.

L4-05Measurement 1
Level 4 — 20 credits

Develop the surveying and measurement skills that form the technical core of quantity surveying for low-rise residential projects. The unit covers site survey methods and digital site representation, the setting out of a simple building, the preparation of elemental quantities for substructure, external and internal walls, floors, roofs, finishes, components, and external works including drainage, and the cost models used to produce early-stage estimates. All measurement work is referenced to the New Rules of Measurement (NRM) published by RICS, establishing professional practice standards from the outset.

L4-06Organisation and Management
Level 4 — 20 credits

Examine how construction businesses are planned, structured, and led across the delivery of complex projects and programmes. The unit covers corporate business planning and strategy, the organisational communication structures used in construction projects, leadership and teamwork theory including motivation and group dynamics, and the ethics and diversity frameworks that responsible contractors, consultants, and clients embed in their organisations. You develop an appreciation of how effective management practice directly influences project outcomes, team performance, and commercial results.

L5-01Construction Management
Level 5 — 20 credits

Develop the project planning and site management skills needed to programme and deliver construction projects safely, efficiently, and on time. The unit covers the scheduling of construction operations, the use of industry-standard programming software including Asta Powerproject and Microsoft Project, statutory health and safety obligations under CDM 2015 including the preparation of risk assessments and method statements, and the transformative impact of digital technologies such as BIM, drones, and automation on construction productivity and project control.

L5-02Construction Technology 2
Level 5 — 20 credits

Extend your construction technology knowledge to the design, specification, and construction of complex commercial, multi-storey, and mixed-use buildings. The unit examines advanced structural systems including post-tensioned concrete, structural steel, and unitised facades, complex building services installations, and the regulatory and energy performance standards that govern complex buildings under the Building Regulations and BREEAM. You investigate how emerging materials, digital design processes, and performance-based standards are driving technical innovation across the UK construction industry.

L5-03Contract Practice
Level 5 — 20 credits

Study the procurement, contracting, and financial control processes that govern construction projects from inception through to final account settlement. The unit covers the principal forms of procurement — traditional, design and build, management contracting, and NEC target cost — and evaluates the standard JCT and NEC contract families and their supporting documentation. You develop practical skills in preparing interim valuations, financial control statements, valuation of variations, and statements of final account — core competencies for RICS APC pathway assessment in quantity surveying.

L5-04Financial Management 1
Level 5 — 20 credits

Apply cost planning and tendering techniques to construction projects across a range of values, types, and procurement methods. The unit covers the full spectrum of tendering models from single-stage open tender to negotiated and framework arrangements, unit rate calculation and pricing strategy, tender adjudication and bidding analysis, and the relationship between design decisions and cost at each RIBA Plan of Work stage. You prepare approximate estimates, elemental cost plans, and budget forecasts representative of the pre-contract commercial management role of a chartered quantity surveyor.

L5-05Measurement 2
Level 5 — 20 credits

Extend measured quantities practice to complex commercial and multi-storey buildings and their engineering services installations. You prepare detailed quantities for complex structural elements, envelope systems, internal finishes, and specialist components in accordance with NRM2, and produce measured quantities for mechanical and electrical services systems including water supply, electrical distribution, heating and ventilation, and foul and surface water drainage. The unit develops the accuracy and NRM compliance required for preparing tender documentation and contract bills on major construction projects.

L5-06Quantity Surveying Project
Level 5 — 20 credits

Integrate the technical, commercial, and client advisory competencies developed across the full pathway into a single comprehensive project-based assessment. You advise a client on procurement and tendering strategy for a complex project, prepare approximate estimates and design-stage cost plans, produce detailed measured quantities for a defined portion of the scheme, compile tender pricing documentation, and prepare interim valuations, a forecast of final cost, a valuation of variations, and a statement of final accounts. This capstone unit demonstrates the professional judgement, technical accuracy, and commercial acumen expected of a graduate quantity surveyor entering the RICS APC.

Frequently Asked Questions

It is a two-year, fully online programme that covers the academic content of Years 1 and 2 of a UK Quantity Surveying degree. The pathway consists of two SEG Awards Ofqual-regulated diplomas: the Level 4 Diploma in Quantity Surveying (6 units) and the Level 5 Diploma in Quantity Surveying (6 units). All assessment is through written assignments and portfolio — there are no timed examinations. On successful completion, learners are positioned to apply for Year 3 of a RICS-accredited BSc (Hons) Quantity Surveying at a UK university, then progress to Chartered status (MRICS) via the RICS APC.

A-Levels or an equivalent Level 3 qualification such as a BTEC National Diploma are the standard entry requirement. However, applications from those without formal Level 3 qualifications but with substantial relevant construction industry experience — for example, a site manager, estimator, or contracts administrator with several years of commercial exposure — are assessed individually by our enrolment advisers. GCSE Maths and English at Grade 4/C (or equivalent) are recommended, as the programme involves numerical calculations and written academic work throughout.

On completion of the Level 4 and Level 5 diplomas, learners are eligible to apply for the final top-up year of a RICS-accredited BSc (Hons) Quantity Surveying at a UK university. Universities currently offering top-up entry routes for holders of SEG Awards Level 4 and 5 QS diplomas include London South Bank University, Leeds Beckett University, and Northumbria University. Entry to each institution is subject to its own admissions process, available places, and any additional requirements. Progression advisers support your application process on successful completion of the pathway.

There are no timed examinations at any point in the programme. Each of the 12 units is assessed through a series of written assignments and a portfolio of evidence submitted through the online platform. Your personal tutor marks each submission and provides detailed written feedback within agreed working days. Resubmission is available where a submission requires further development. Units are graded Pass, Merit, or Distinction, and both the Level 4 and Level 5 diplomas carry overall grades based on unit results.

The programme is designed to be completed over two years (approximately 18 to 24 months), studying around 10 to 15 hours per week. It is entirely self-paced, so motivated learners with relevant prior experience often complete the 12 units faster, while those balancing study with full-time work or family commitments may take slightly longer. Enrolment includes 24 months of platform access for the combined pathway.

The Level 4 Diploma corresponds to Year 1 of a quantity surveying degree and covers six units: Construction Economics (financial analysis of construction markets and businesses), Construction Law (contract, tort, and property law applied to construction), Construction Technology 1 (residential building methods and materials), a Design Project (feasibility and scheme design for a residential site), Measurement 1 (site surveying and elemental quantities to NRM standards), and Organisation and Management (construction business structures, leadership, and ethics). The Level 4 programme develops the foundational technical and commercial knowledge required for a career in the built environment.

The Level 5 Diploma corresponds to Year 2 of the degree and builds directly on the Level 4 units with six advanced modules: Construction Management (project programming, CDM 2015, BIM, and digital technology), Construction Technology 2 (complex commercial buildings and advanced materials), Contract Practice (procurement, JCT and NEC contracts, interim valuations, and final accounts), Financial Management 1 (tendering, unit rate calculation, cost planning, and bid strategy), Measurement 2 (complex buildings and M&E services quantities to NRM2), and a capstone Quantity Surveying Project integrating all competencies in a realistic client advisory scenario.

The RICS Assessment of Professional Competence (APC) is the structured assessment that leads to Chartered Quantity Surveyor (MRICS) status, which is the globally recognised professional credential for quantity surveyors. To sit the APC, candidates must hold a RICS-accredited degree (typically a BSc (Hons) in Quantity Surveying) and complete a minimum period of structured work experience recording competencies against the RICS QS and Construction pathway. The Online Degree Pathway, followed by a BSc (Hons) top-up at a RICS-accredited university, puts you on the correct academic foundation to enter the APC process and pursue MRICS status.

Yes — the programme is specifically designed for working professionals. Study is 100% online and entirely self-paced, allowing you to submit assignments at times that suit your work schedule, project demands, and personal commitments. Many learners find that working in a construction commercial environment provides directly relevant context for assignments in contract practice, measurement, and financial management. Your tutor can advise on how to connect your professional experience to academic requirements where appropriate.

The SEG Awards Level 4 and Level 5 Diplomas in Quantity Surveying are Ofqual-regulated qualifications listed on the Register of Regulated Qualifications. The diplomas are designed to cover the same academic content as Years 1 and 2 of a RICS-accredited BSc, positioning learners for top-up entry to the honours year at a RICS-accredited university. The BSc (Hons) awarded by the receiving university is the RICS-accredited qualification that then enables APC candidacy. The SEG Awards diplomas alone do not confer RICS membership or APC eligibility, but they are the formal academic bridge to the accredited degree.

Hear From Our Learners

I had been working as a site manager for eight years and always wanted to move into the commercial side. The Online Degree Pathway let me study measurement, contract practice, and financial management without stepping off site. The assignments were genuinely practical — I was applying them directly to the contracts I was managing. I am now in my final year at Leeds Beckett.

Craig M.

Quantity Surveying Online Degree Pathway

Changing career at 34 felt like a risk, but the pathway made it manageable. The Level 4 units built my construction knowledge from scratch and by the time I reached Level 5 contract practice I was already thinking like a QS. My tutor was responsive and the feedback I received pushed my writing to degree standard. I am applying to the RICS APC after my top-up year.

Amina K.

Quantity Surveying Online Degree Pathway

The Measurement 2 and QS Project units were the most challenging, but also the most rewarding. Working through detailed quantities for a complex commercial scheme and then presenting a full final account brought everything together. The programme prepared me thoroughly for the commercial environment I work in now as an Assistant QS.
