Decide on Your Entry Route

Before enrolling on anything, clarify which entry route suits your qualifications and circumstances. The diploma pathway requires A-Levels or an equivalent Level 3 qualification and is suitable for anyone aged 18 or over – including career changers with professional experience in construction or adjacent fields. If you already hold a degree in another subject, a postgraduate MSc conversion may be faster. The Level 4 Diploma (Ofqual ref 610/2941/5) is the entry point for the learndirect pathway. Complete the Level 5 Diploma in Quantity Surveying

The Level 5 Diploma (Ofqual ref 610/2942/7) is the second stage – 6 further units covering Advanced Cost Planning & Estimating, Procurement & Tendering Strategy, Project Financial Management, Risk Management in Construction, BIM & Digital Construction Technology, and Commercial Management & Final Accounts. The Level 5 builds directly on the Level 4 and deepens your technical and commercial competence. You can begin the Level 5 immediately after completing the Level 4 units – there is no gap year required. Maximum access to the full diploma programme is 24 months. On completion, the Level 5 Diploma is a recognised Ofqual-regulated Level 5 qualification on the Regulated Qualifications Framework (RQF) – equivalent in terms of qualification level to the second year of a university degree.

Progress to the De Montfort University Year 3 BSc (Hons) Top-Up

After completing the Level 5 Diploma, you can progress to the BSc (Hons) Quantity Surveying Year 3 top-up at De Montfort University (DMU), Leicester. The top-up costs £9,535 for the 2025/26 academic year and takes one year to complete. DMU's Quantity Surveying BSc is RICS-pathway aligned, which means on graduation you can apply to register for the RICS APC. This is the step that converts your Ofqual diplomas into a degree-level credential recognised by RICS, opening the route to MRICS chartered status. Complete the RICS APC to Achieve MRICS Chartered Status

After graduating with your BSc (Hons), you register for the RICS Assessment of Professional Competence (APC) as a graduate trainee. The APC requires a minimum of 24 months of structured, supervised professional experience, during which you record your development against the RICS competency framework. You then submit a written case study and attend a Final Assessment interview.
